Expansive clay is the defining engineering condition here. Steel schedule, shell thickness, deck jointing, and drainage all get specified for movement, because the pools that hold up over decades in this market are the ones built with soil behavior in mind from the start.
The same interior options apply as on a remodel — plaster, quartz, and pebble. On a new build we generally recommend investing in a pebble interior, since the finish is the component you will otherwise be replacing first.
New construction is the one time you get to specify the pad exactly right: correctly sized plumbing, a variable-speed pump, the right filter, heat if you want it, and full automation wired in rather than retrofitted later.
A new gunite pool is a multi-month project. Design and permitting come first, then construction proceeds phase by phase with cure times and inspections between stages. Weather and inspection scheduling are the usual variables.
